Welcome to Dawn Orr’s Arkansas barndominium, an exceptional residence complete after an 18-month journey! 

Despite a quoted building price of $402,000, the project experienced overages exceeding $100,000, resulting in this unique space.

This spacious dwelling spans 3,720 square feet, with 2,400 dedicated to heated living space, a 480-square-foot front porch, and a 750-square-foot garage. 

The main floor layout measures 40′ x 60′, complemented by a 21′ x 40′ garage. 

Notable highlights include a kids’ game/playroom, serving as the middle ground between the kids’ bedrooms, and several distinctive and charming features throughout the home, which you’ll discover below.


Dawn’s barndominium boasts a charming exterior with gray siding, spanning an impressive 3,720 square feet. 

The 480-square-foot front porch offers a delightful space for relaxation and entertainment.

The porch railing, a distinctive touch, was fashioned from galvanized cattle fence panels by Dawn’s husband and spray painted in a sleek black hue. 

Additionally, a spacious 750-square-foot 3-car garage completes the property’s exterior allure.


Inside Dawn’s barndominium, the ceiling reaches a peak of approximately 15 feet and measures 9 feet at its lowest point. 

The flooring throughout the entire house consists of Coretec Pro Plus XL Enhanced: Cairo Oak Engineered Luxury Vinyl Plank (LVP), offering both durability and aesthetic appeal.

The interior walls are painted in Agreeable Gray by Sherwin Williams, a versatile shade that displays varying tones depending on natural light, exposure, and lighting sources, sometimes pulling more towards a beige hue.

Living Area

In the 40’ x 20’ combined total space of the kitchen and living area, a ceiling fan hangs from an exposed wooden beam at the peak, enhancing air circulation and aesthetic appeal. 

The walls are painted in Agreeable Gray, complemented by white baseboards, creating a clean and inviting atmosphere.

The focal point is a black shiplap-framed fireplace adorned with a natural wood-toned mantle.


In the barndominium’s kitchen, the cabinets were custom-built by a local craftsman. 

The outer wall cabinets are painted in a stylish gray hue, while the island cabinets exhibit a natural wood finish, offering a striking contrast. 

Stainless steel appliances contribute to the modern aesthetic, and a charming farmhouse sink sits beneath a window, providing natural light. 

Additionally, the pantry, measuring 8′-4″ x 5′, features open shelving, drawers, and ample countertop space, optimizing storage and functionality.


In this bedroom, the space is carpeted and features a tray ceiling at a height of 10 feet. 

Recessed lighting fixtures and a ceiling fan enhance the room’s ambiance and comfort.


The bathroom features a pocket door for entry to the master bathroom, while another door ensures privacy for the toilet area.

The master bathroom boasts a tiled floor and features a soaker tub, an open-air shower stall, and a dual sink vanity.

The shower is equipped with a variety of tiles, including a bench and a built-in shelf in the wall, complemented by black fixtures.

This decadent Woodbridge soaker tub is surrounded by tiles on the walls that match the floor tiles.

An additional full bathroom features a shower/tub combination and a single sink vanity, and shares the same floor tiles as the master bathroom.

This home includes a unique feature—a urinal. 

Although Dawn was initially hesitant about it, it has proven to be convenient and efficient, especially for their boys. It’s also easier to keep clean, which they love.

Bi-Fold Closet

Another unique feature is the installation of bi-fold doors sourced from Menards and the Bi-Folding Sliding Barn Door Hardware Kit purchased from Amazon.

Laundry & Mudroom

The laundry room and mudroom are separated by a door.

The mudroom is equipped with a bench and a simple shelf for convenience.

The laundry area features space for machines and a utility sink.

Floor Plan

The floor plan for Dawn’s barndominium was discovered on Pinterest and was further customized according to their preferences. 

All the work was subcontracted to various professionals.

Dawn shares that effective communication is crucial throughout the construction process.
