Ample insulation with R19 in the walls and R38 in the ceiling ensures comfort, while bubble wrap in the garage walls and ceiling enhances insulation further.

The structure comprises a 2,500 sq ft shop alongside a 1,500 sq ft living area, boasting dimensions of 75 ’x 55’ overall.

Equipped with 12’ x 12’ insulated doors, the exterior displays a charming blend of Rustic Red and white trim, complemented by a galvalume roof. 

The windows, Pella 150 series from Lowe’s, enhance both aesthetics and functionality.

Notable features include a welcoming 10’ x 25’ front porch, a 14’ back wall, and a 9’ front wall. 

With a unique layout, the building leans towards being more of a workshop than a traditional house, featuring a front living area and a spacious workshop at the back part of the home.

Interior Living Space

The interior boasts concrete floors meticulously finished with a smooth texture, treated with two coats of clear polyurethane applied by rollers, sourced from a reputable local concrete company. 

Despite their current appearance in the photos below, the floors are elegantly sealed, presenting a clean and simple aesthetic.

Living/Kitchen Area

The living and kitchen area, positioned between the two bedrooms at the front of the home, boasts mid-grade white cabinets from a local cabinet shop and black LG appliances. 

Large windows along the front wall allow ample natural light, accentuated by recessed and dropped lighting as well as a ceiling fan. 

An electrical panel is readily available, and this area is awaiting the addition of furniture and a table to complete the space.

Bedrooms

On either side of the kitchen/living area, there are two bedrooms, each accompanied by its own bathroom and closet.

These bedrooms are connected through adjoining doors to the living area, offering convenient access between the spaces.

Tommy managed the floor plan project independently, handling various aspects with support from the builder. 

He subcontracted most of the site work, with the builder organizing concrete and framing crews. 

Tommy took charge of specific tasks such as electrical work and collaborated with family members for drywall, painting, trim, and appliance installation. 

The floor plan, although straightforward, perfectly catered to Tommy’s needs for the space.
