Welcome to the Polistico Family’s modern lakefront barnhouse in the serene Catskill Mountains of upstate New York.

This stunning 2-story residence with a full basement boasts a total square footage of approximately 2,700.

Built with meticulous attention to detail, the house features wood siding and a cutting-edge ZIPR system, offering an impressive R3.6 insulation value for the sheathing.

The solar orientation of the house was carefully considered during the planning process, ensuring optimal positioning to harness the sun’s path and movement.

With framing and boarding materials at $76K and labor costs adding $80K, this home showcases craftsmanship and sustainability.

Check out the stunning photos below of this modern home.

Exterior

The Polistico Family carefully selected Siberian larch for their wood siding and chose cedar for the deck, recognizing that cladding materials would be integral to achieving the distinctive modern barn house appearance they desired.

Their vision prioritized the natural warmth and vitality of wood in the design.

To preserve and enhance the Siberian larch siding, they opted for special panel protection.

This choice was made with a keen understanding of how the weathering process would gradually transform the larch into a captivating silver-gray patina over time, adding character and charm to the home.

Furthermore, the house features an abundance of windows that flood the interior with natural light, and a remarkable 23-foot folding door, seamlessly merging the indoor and outdoor spaces while creating an inviting connection with the picturesque surroundings.

A side view of the home at night reveals the warm glow emanating from within, creating a welcoming and cozy ambiance against the backdrop of the outdoor landscape.

A lengthy gravel driveway leads the way toward the elevated home, offering a scenic approach and a sense of privacy amidst the natural beauty of the Catskill Mountains.

A gravel patio by the lake provides ample seating for relaxation and enjoyment, offering picturesque views of neighboring homes and boats peacefully navigating the tranquil waters.

Interior

The interior of the home welcomes with an open and spacious layout, featuring a prominently placed kitchen beneath the loft, a dining area, and a comfortable living space anchored by a Malm fireplace.

The kitchen is thoughtfully situated in the heart of the home, directly beneath the second-story loft.

It boasts modern stainless steel appliances and features an inviting island with seating for four, creating a central hub for both culinary endeavors and social gatherings.

The first floor is adorned with beautiful hardwood flooring, and the soaring wall extends about 28 feet high, reaching the top of the ridge beam of the 9/12 pitch roof.

One of the challenges faced during construction was choosing the right windows while staying within budget. The Polistico Family sought to flood each room with abundant natural light, ultimately opting for large windows.

To fully capture the breathtaking panoramic views from the great room, they installed an impressive 23-foot bi-folding glass door that seamlessly opens onto the inviting deck.

Bedroom

On the main floor, a bedroom with a charming sloped ceiling exudes cozy comfort.

The bed takes center stage, adorned with a striking and bold comforter, while the room maintains a minimalistic, modern, and inviting atmosphere with carefully chosen furniture and accent pieces.
